Three businesses, ready to open
power, light and Code, done once

An F45 Training studio, the One Academy gym and a Naturepedic showroom. Different trades, same need: lighting that works for the business, enough circuits for the busiest hour, and an ESA sign-off before opening day.

F45 Training: a boutique studio, built out from bare shell

Upper Beaches, Toronto · with the construction manager

A new group-training studio going into an empty commercial unit, on the construction manager's schedule. Lighting, receptacles and dedicated circuits, emergency lighting and accessible washroom doors all had to be in, tested and signed off before the first class.

25+ suspended LED fixtures20+ circuitsThree-phase panel
  • Suspended direct and indirect LED fixtures over the training floor, lighting the ceiling as well as the floor so there is no glare at the mat
  • Dimmer and occupancy controls, and a photocell and timer for the outside sign
  • Receptacles in metal conduit through the new partitions, plus dedicated circuits for the door operators, data, water fountain, washrooms, HRVs, signs and water heater
  • Exit signs, battery units and remote heads to the Building Code, then a full-duration emergency lighting test with the power cut
  • Power and coordination for the accessible washroom door operators, and a typed panel schedule at handover
A studio ready for its first class: bright, even light on the floor, every circuit labelled, and the emergency lighting tested before handover.

One Academy: a 10,000+ sq ft gym that runs all day

Etobicoke, Toronto · with the construction manager

A large training gym built for a full day: a busy training floor with a coffee bar, laundry, change rooms and wellness rooms all running alongside it. Our job was the power behind it: dozens of new dedicated circuits on the existing panel, sized so nothing trips at peak hours, and emergency lighting to Code for the new layout.

20+ dedicated circuits10+ GFCIsThermography first
  • Receptacles through the new framing in metal conduit, and dedicated circuits for the laundry, fridges, hair dryers, water station, door operators and data
  • Heavier circuits for the smoothie blenders, coffee machine, microwave and dryer, so the busiest hour never trips a breaker
  • Panel rework for the added circuits, with infrared thermography of the existing distribution first and a revised panel schedule after
  • Owner additions handled as they came: a long dedicated run for a large ceiling fan over the workout floor, wellness room lighting and HRV power
  • Added exit and emergency lighting units to meet the Building Code for the new layout
A busy gym where the coffee bar, laundry and floor all run at once, on a panel that took every new circuit, checked with thermography, not guessed.

Oakville · retail renovation

A retail showroom where the lighting is the product display. The existing 100 A panel had obsolete breakers and several Code problems, and the owner wanted gallery-style lighting down a long, narrow store.

100+ ft of LED track25+ track heads20+ LED pot lights
  • Panel inspection first: obsolete breakers, breakers too large for their wire, doubled-up circuits and shared circuits on separate breakers. All corrected with a panel upgrade
  • A track lighting layout checked with photometrics, with dimmable LED heads aimed at every bed
  • Slim LED pot lights, LED strip lighting in the display shelving, dimmers, three-way switching and a timer switch for the window
  • Exit signs, emergency lighting and smoke alarms to the Building Code
A showroom where every bed sits in its own pool of light, on a panel that is now safe, to Code and easy to service.
How we work with businesses

One team, from drawings to sign-off

Owners and construction managers get the same thing every time: a clear scope, no surprises, and a space that passes inspection the first time.

1

Walk the site, read the drawings

We walk the unit with the drawings and the panel, and flag what is missing before the quote, not after.

2

Quote by scope, in writing

A fixed quote line by line, with clear exclusions like fire alarm, security and telecom. Anything new is priced in writing first.

3

Install to the schedule

Rough-in timed to the framing and drywall, with the ESA rough-in inspection booked so the walls can close on time.

4

Test, certify, hand over

Emergency lighting tested at full duration, ESA Certificate of Acceptance, and a typed panel schedule for the owner.

Business Fit-Out Questions

The kind we would give before you commit a dollar of capital. Tap a question.

Do you work with general contractors and construction managers?
Yes. On both gyms we worked under the construction manager: quoting to the drawings, fitting the rough-in to the framing schedule and pricing every change in writing before doing it.
Who handles the ESA permit and inspections on a commercial job?
We do. Our licensed partner Morava Electric files the permit, we book the rough-in and final inspections, and the owner gets the Certificate of Acceptance with the panel schedule.
Can existing lighting stay, with you adding only what is needed?
Often, yes. If the existing ceiling lighting is in good shape, we focus on power and emergency lighting, and confirm that light levels and emergency coverage still meet the Code for the new layout.
Will my existing panel handle the new equipment?
We check before we add. That can mean a load review, infrared thermography of the existing distribution, or, as in the Oakville showroom, finding that the panel needs correcting before anything new goes on it.
